The Arthur Cole Candy building was ideal for redevelopment, but there were challenges to overcome. The building’s primary orientation was on NE 14th Avenue (a residential street) and the side of the structure along Alberta had massive, 24-foot concrete walls directly adjacent to the 6-foot wide sidewalk. Simply put, the building was very much out of scale with the surrounding retail corridor and not configured to take advantage of Alberta Street exposure.
Our history with development of concrete tilt-up structures gave us the background to know just how adaptable the Arthur Cole building was. Large openings could be cut in to the massive concrete walls along Alberta and filled in with glass and inviting entries, while the scale of the building could be mitigated by widening the sidewalk and providing a 6-foot curb extension for enhanced pedestrian circulation, and additional spaces could be constructed within the former loading areas to reorient the property toward Alberta Street.
